VACATION RENTAL AGREEMENT
This Vacation Rental Agreement is entered into and made between you, (the “Guest”) and Estate Hosting INC (the “Owner” or “Manager” or “Company” of the property.) By signing this Agreement and/or making the required payment, you acknowledge and consent to all terms and conditions of the House Rules and Vacation Rental Agreement, on your behalf and on behalf of all members of your party.

Welcome to your home away from home! These simple guidelines help ensure a smooth, comfortable stay for you and keep the home in great condition for future guests.

✔ Respect the Home
Treat the space as you would your own. Any damage may be charged at cost of repair/replacement. If something happens, just message us — we’re reasonable when you are honest and communicate promptly.
✔ Only Registered Guests (Visitors Allowed – Limits Apply)
Only the guests on the reservation are allowed to stay past 10pm.
Visitors are allowed only if accompanied by the booking guest, no overnight visitors, and no daytime guests beyond the home’s advertised occupancy.
Unauthorized overnight guests: $75 per person, per night (occupancy + insurance compliance).
✔ No Events / Parties / Gatherings
This is a residential home — not a party venue. Unauthorized parties/events may result in:
• $400 admin fee up to $1,000+ if security/eviction is required
🔇 Quiet Hours & Neighbourhood Respect. 10 PM – 7 AM (Local Bylaws)
✔ No Loud Outdoor Music/Gatherings
Please be respectful of our neighbours. Keep outdoor noise low at all times.
🚭 Smoking, Vaping & Substances
✔ No Smoking / Vaping Indoors
Smoking/vaping of any kind is prohibited inside the home (including near open doors/windows).
Smoking breach fee: $1,000 + odor removal/remediation costs.
✔ No Illegal Substance / Drug Use
Illegal drugs or illegal drug activity are not permitted anywhere on the property (inside or outside), including possession, use, sale, or distribution.
Evidence / violation fee: $1,000 (if any evidence is found), plus remediation/testing, extra cleaning, damages, and any costs we incur.
🐾 Pets Pre-Approval Required
We love pets, but pets must be approved in writing before booking.
✔ Unauthorized Pets
Unauthorized pets may result in a $400 Admin Fee, plus any additional cleaning, damages, allergen/odor remediation, and any costs we incur. The reservation may also be terminated and guests may be required to vacate immediately.
🔑 Keys & Access
✔ Lock outs/ Lost Keys / Fobs / Remotes
If keys, remotes, or fobs are lost or not returned, a $250 replacement fee per unreturned item applies, plus locksmith/rekey if required.
🚨 Damage or Policy Issues
✔ If Something Breaks — Tell Us
Accidents happen. Let us know right away so we can fix it quickly. If damages are not disclosed an admin/inspection fee will be charged $400.
✔ Excessive Mess / Violations
Extra cleaning, repairs, lost revenue, and service call costs may be charged if needed to restore the home.
Any violation of the house rules may result in a same day check out of the stay with no refund for the remainder of the stay.

1: RESERVATION INFORMATION
CHECK-IN/CHECK-OUT
The check-in time is on the first day of your reservation (usually at/after 4pm). The check-out time is on the last day of your reservation (usually at/before 12pm / noon). Early check in/ Late Check out may be available for purchase
CHECK-IN/ARRIVAL INSTRUCTIONS
This listing uses Enso for arrival instructions and pre-arrival guest verification. Arrival instructions are made available only after guests complete the pre-arrival online check-in, which includes a rental agreement, identification verification, and a security deposit/damage waiver. Guests who do not complete this step will not receive arrival instructions, and any cancellation will be handled in accordance with the cancellation details on your reservation.
Late fees may be charged for departures after check-out time that did not purchase a late check-out. Overstay / failure to vacate: Guest agrees an overstay fee of 2x the daily rate may be charged, plus any costs incurred (security, locksmith, enforcement, lost revenue).
2: ID VERIFICATION
IDENTITY VERIFICATION
Guests are required to complete the ENSO check-in and provide a photographed copy of their government-issued photo ID, with the Guest’s face, address, date of birth and photo clearly visible and in focus. The reservation billing information must match the information on the government-issued ID of the Guest making the reservation. We reserve the right to refuse service to individuals who do not complete this step.
BACKGROUND SCREENING
We may review publicly available information or obtain background reports as permitted by law. By making a reservation, you authorize the use of your personal information for verification and screening purposes in connection with the reservation.
RIGHT TO REFUSE SERVICE
We may refuse service to any individual for any reason(s) that does not violate federal or provincial laws. Reasons include, but are not limited to: refusal or failure to pay, failed verification, disturbing the peace, unlawful use, exceeding occupancy, misrepresentation, risk of damage, damaging the Property, or refusal to abide by the House Rules and this Agreement. We may also refuse accommodation, cancel a reservation, or end a stay where reasonably necessary, including for any deemed risks, safety or security concerns, required maintenance, utility interruptions, or circumstances beyond our control. Any refund, if applicable, will follow the booking cancellation policy.
3: ACCESS
RIGHT OF ENTRY
Guests acknowledge the Owner/Manager/Hosts/Maintenance and other staff reserve the right to enter the property as needed to investigate disturbances, check occupancy, check damages, and make repairs or improvements that may require immediate entry. We will try and give a courtesy notification but it is not necessary.
ACCESS (NO EXCLUSIVE POSSESSION)
You acknowledge that your reservation does not confer exclusive possession. We retain the right to access and enter as needed, and we will attempt to notify you before entering as a courtesy, except in emergencies.
KEYS / ACCESS CODES
Access codes and/or keys are issued to the registered Guest and work at check-in time. Failure to return keys/fobs/remotes at departure will result in a fee of $250 for each unreturned item, plus locksmith/rekey if required.
LOCK OUT
A lockout may result in a minimum $100 service call during business hours. After hours may require a locksmith, billed at cost.
WIFI
While we make best efforts to provide Internet access, we assume no liability if it becomes unavailable. Guests are prohibited from using Wi-Fi for illegal activity (including copyright infringement).
PARKING AT OWN RISK
Vehicles must be parked as described in the instructions provided. Vehicles are parked at the risk of the owner. If a vehicle is left past check-out time, it may be at risk of being towed.
AMENITIES AT YOUR OWN RISK
Guest use of amenities is at their own risk. Some amenities or services can be closed or out of service. No refunds will be made solely due to amenity interruption.
NEARBY NOISE
Guests acknowledge nearby attractions and construction can occur. No refunds will be offered for inconveniences due to construction, noise, road repair, or utility maintenance.
4: DAMAGES & MAINTENANCE
SECURITY DEPOSIT / DAMAGE WAIVER
Guests must pay a refundable security deposit or a non-refundable damage waiver is required. Guests will leave the property in a clean, undamaged condition and follow check-in and check-out procedures and the pet policy.
DAMAGES AND THEFT
Guests are responsible for harm, theft, or damage occurring at the property during their stay, whether caused by themselves, their visitors, or others present. This includes damage to rooms, fixtures, furnishings, and amenities. If the property becomes unrentable due to Guest actions, the Company may charge the nightly rate advertised on the Booking Channel until restored, plus damages.
PAYMENT METHOD ON FILE / AUTHORIZATION TO CHARGE (CREDIT CARD)
Guest authorizes Estate Hosting INC and/or Enso to retain a payment method on file and to charge it for any amounts owed under this Agreement and the House Rules, including but not limited to: damages, missing items, excess cleaning, smoking fees, drug/substance evidence fees, unauthorized pet fees, unauthorized guest fees, lockout/locksmith costs, security/enforcement costs, overstay fees, and any fines/costs incurred due to Guest actions. Charges will be applied only as permitted by law and supporting documentation may be provided upon request.
CREDIT CARD PROCESSING FEE (NON-REFUNDABLE)
A 4% credit card processing fee applies to security deposit and/or damage waiver payments. This fee is non-refundable, even if the security deposit is later refunded, except where required by law.
SECURITY DEPOSIT REFUND TIMELINE (NO INTEREST)
If a refundable security deposit is collected, we will refund it within 30 days after check-out. This period may be extended if there are deductions to be assessed, documented, and processed (including for damages, missing items, excessive cleaning, remediation, fees, or other amounts owed under this Agreement). The security deposit does not earn interest.
FURNISHING/FURNITURE
Guests agree not to move or rearrange furniture. If they do, they may be charged a fee to restore the setup.
PESTS
If the Company determines you introduced a pest infestation, it may charge all associated costs, including urgent response and lost revenue as necessary.
MAINTENANCE
Guests must promptly inform hosts of issues. There is no assurance regarding utilities/appliances/entertainment systems. If a technician is called due to guest oversight, neglect, or misuse, guests agree to cover the repair costs.
5: CONDUCT & BEHAVIOR
NOISE / QUIET HOURS
Guests agree to follow local bylaw quiet hours (10:00PM–7:00AM). Noise violations may result in a $400 admin fee and possible removal from the property.
We actively monitor compliance: decibel sensors may alert us of noise exceeding thresholds. By staying here, you consent to sound level monitoring (no audio recording). We may issue a warning to reduce noise. Subsequent breaches may result in a fee and/or removal without refund, at our discretion.
NON-SMOKING POLICY
Smoking/vaping is prohibited throughout the entire property and unit. Guests agree to pay a $1,000 fine plus the cost for odor removal/remediation if smoking occurs in the property, hallways, common areas, or if cigarette butts are found on the premises.
ALCOHOL/DRUGS POLICY
No consumption of alcoholic beverages is permitted by individuals under the legal age of 18. Underage drinking may result in termination without refund.
Illegal drug use is strictly prohibited. Evidence / violation fee: $1,000 + remediation/testing/cleaning/damages and possible termination without refund.
MAXIMUM OCCUPANCY / VISITORS
All guests must be listed on the reservation (including children aged one year and older, who are considered occupants).
Visitors must be accompanied by the Guest at all times and the Guest is responsible for all visitor actions.
Visitors may not stay overnight and the total number of people in the home must never exceed the home’s advertised occupancy. Exceeding occupancy may result in fees and termination without refund.
OTHER BEHAVIOR
Occupancy and activities must not disturb or inconvenience neighbors. Parties/events are prohibited. The Company reserves the right to terminate the reservation and require Guests to leave immediately, forfeiting reservation fees. No refunds will be provided.
NO MAIL AND NO PACKAGES
Packages will not be accepted and no mail deliveries can be sent to the address.
NO FIREARMS AND WEAPONS
Guests are not permitted to carry firearms or weapons on the property.
EMERGENCIES
In the case of an emergency, call 911 immediately.
ITEMS LEFT BEHIND
Guests are responsible for any items left behind. If items are located, you are responsible for shipping/handling charges for return.
6: PETS AND SERVICE ANIMALS
PET POLICY
Only approved pets are allowed through written consent.
Unauthorized pets: $400 Admin Fee + cleaning/damages/remediation, and the reservation may be terminated.
SERVICE ANIMALS
Service animals are welcome as required by law. Service animals must not be left unattended. If requested, you must provide current vaccination/licensing records required by your jurisdiction and the booking platform rules.
7: GENERAL
LICENSEE OF OWNER / NO TENANCY
Guests are licensees, not tenants, and do not acquire any interest in the property. This accommodation is provided as short-term/vacation accommodation and is not intended to fall under the Residential Tenancies Act.
USE OF PREMISES
Guest agrees not to use the property for unlawful purposes and not to damage the property (no nails/screws into walls). No commercial/industrial/retail activity.
REMOVAL FROM THE PREMISES
The Company or lawful authority may remove Guests or visitors without notice for non-payment, failure to vacate, violation of House Rules/Agreement, violation of building rules, or unlawful acts.
CHANGES OR MODIFICATIONS TO HOUSE RULES
The Company reserves the right to modify House Rules in writing. Any written modification prior to departure is deemed incorporated into the Agreement governing the reservation.
NO REFUNDS
Standard cancellation policies on your reservation apply. If the stay is terminated due to a violation of the House Rules or this Agreement, no refund will be provided for the remainder of the stay. Travel insurance is highly recommended.
8: MISCELLANEOUS
ARBITRATION
Any dispute arising out of or related to this Agreement will be submitted for and resolved by binding arbitration. The Company may seek temporary or injunctive relief from a court of competent jurisdiction where appropriate. You and the Company waive the right to a trial by jury or to participate in a class action to the extent permitted by law.
CONFIDENTIAL
Arbitration proceedings shall remain confidential except as required by law.
LIMITATIONS PERIOD
Any claims arising out of or relating to this Agreement must be commenced within one year from the occurrence of the facts giving rise to such claim.
GOVERNING LAW AND VENUE
This Agreement shall be governed by the laws of the province of Alberta, Canada.
WAIVER AND SEVERABILITY
If any provision is held invalid or unenforceable, it shall be modified to the greatest extent permissible and the remaining provisions remain in full force.
MISCELLANEOUS
The Company reserves the right to move Guests to a comparable property under certain circumstances beyond its control.
By signing this Agreement and/or making the required payment, you acknowledge and consent to all terms and conditions of the House Rules and vacation rental agreement, on your behalf and on behalf of all members of your party.
